(Elder Daughter) Deed Memorial4 April 1778A memorial was made of the last will and testament, bearing date the 25th of August 1777, of Charles Vipont, late of Jamestown, County Dublin, Esq., deceased.

Whereby the said Charles Vipont devised all his real estate and leasehold interest in the counties of Dublin and Cavan, and also all his real estate interest in Church Street and Francis Street in the city of Dublin unto his trustees, the Reverend Bigoe Henzell of the town of Drogheda, Graves Chamney and John Bayly, of the towns of Platin and Shrubs, Esq., respectively, and to the survivors and survivor of them, and to the heirs of such survivor, to the uses after mentioned.

That is to say, to pay to unto Mrs. Mary Stiles, his housekeeper in Hampton Court in the county of Middlesex, £150 yearly, payable half yearly, to commence from his death, and to Rachel (__?__) Watson of Summerhill in the county of Dublin, widow, 20 guineas payable every half year to commence from the time of his death, and to apply a sufficient part of the issues and profits for the maintenance and education of Philip, the son of the said Mary Stiles, till he attains the age of 21 years. And upon his attaining the age of 21 years, and securing the payments of the aforesaid annuities, he directs his said trustees to convey all his said estates to the said Phillip and his heirs forever.

And if the said Phillip should die before he attains the age of 21 years, the said Charles Vipont directs his said trustees to convey the said real and freehold estates unto his kinsman the said Reverend Bigoe Henzell and his heirs forever, on his securing the payment of the aforesaid annuities.

And after devising several pecuniary legacies, he bequeathed all the residue of his real and personal estates unto the said Bigoe Henzell, Mary Stiles and William Faden of London, to be by them equally divided between Anne and Jane, the daughters of the said Mary Stiles, to be paid to them at their respective ages of 21 years or days of marriage which should first happen, and directed that a sufficient part of the interest and produce thereof might be applied for their maintenance and education, and if either said Anne and Jane should happen to die before marriage or age of 21 years, he directed her share _____ dying to be paid to the daughter of the said Bigoe Henzell.

And of his will, appointed said Bigoe Henzell, Mary Stiles and William Faden executors and guardians of the said Philip, Anne and Jane which said will was signed, sealed, published and declared by the said Charles Vipont in the presence of Gregory Byrne and James Archbold of the city of Dublin, merchants, and Matthew St. Leger, clerk to the said Gregory Byrne. The memorial was duly executed by the said Bigoe Henzell in the presence of, and is witnessed by, Christopher Abbott the younger and Clement Moore, both of the city of Dublin, gentlemen. Bigoe Henzell signed and sealed in the presence of Christopher Abbott Jr. and Clement Moore. The memorial was registered in Dublin on 4 April 1778.1 
(Witness to Deed) Deed Memorial10 November 1806Anne Vipont of Kells in the county of Meath signed as a witness to a memorial deed of appointment dated 10 November 1806 made between her brother-in-law, John Smith of Kells in the county of Meath, Esq. and her sister, Jane Smith, otherwise Gerrard his wife of the first part, and Jane's son, Thomas Gerrard, of Liscartan in the county of Meath Esq. of the other part.2

Deed Memorial*20 December 1771A memorial of an indented deed bearing date 20 December 1771 was made whereby Samuel Gerrard of Liscartan in the county of Meath, Esq., executor of Thomas Gerrard of Liscartan, gentleman, deceased, for the consideration therein mentioned, devised unto Charles Vipont of Bellevue in the county of Dublin, Esq., all that and those the castles, towns and lands of Liscartan in the county of Meath, containing 430 acres more or less with the appurtenances.

To hold to the said Charles Vipont, his executors, administrators and assigns, from the 25th day of March next for the term of 20 years and 6 months at the yearly rent of one peppercorn payable on every Christmas subject to redemption on payment of the sum therein mentioned with interest.

Which said deed was duly executed by the parties thereto in the presence of, and witnessed by, Christopher Abbott and Robert Warren of the city of Dublin, gentlemen. The memorial was also duly executed, signed and sealed by Samuel Gerrard in the presence of the same witnesses, and registered on 23 December 1771.2 
Will*25 August 1777Charles made his will dated 25 August 1777 at Jamestown, County Dublin. His primary beneficiaries included Mrs. Mary Stiles, his housekeeper in Hampton Court in the county of Middlesex, England, Mary's children, son Philip and daughters, Anne and Jane. He left a small annuity to Rachel (__?__) Watson, who was identified only as a widow of Summerhill. His kinsman, the Reverend Bigoe Henzell of the town of Drogheda, was appointed as a trustee, executor and guardian of the children, and Bigoe's daughter was named as a residual beneficiary. Additional trustees were Graves Chamney and John Bayly.1 
Death*27 February 1778He died on or about 27 February 1778, probably in Jamestown.3

(Bride) Deed Memorial26 November 1779A memorial of an indented deed of agreement dated 26 November 1779 was made between Thomas Gerrard of Martry in the county of Meath, gentleman and William Gerrard, his only son, of the first part, Mary Stiles, one of the executors of the last will and testament of Charles Vipont, late of Jamestown in the county of Dublin, Esq., deceased, of the second part, Jane Vipont, spinster, of the third part, and Graves Chamney of Platin in the county of Meath, Esq., of the fourth part.

Reciting that a marriage was shortly to be had between the said William Gerrard and Jane Vipont, in consequence whereof the said William would become entitled to one undivided moiety of the real and personal estate of the said Charles Vipont devised to or in trust for the said Anne Vipont, sister of the said Jane. One moiety whereof was estimated to be of the value of £3,000 and upwards.

And further reciting that the said Thomas Gerrard was then seized, among others, of the lands of Corstown, Balrath and Liscartan, situate in the county of Meath, by virtue of three renewal leases for lives or terms for years subject to certain yearly rents, and was also possessed of, and entitled unto other personal estates and effects of very considerable value the whole whereof, except £500, was agreed should, upon his decease, descend to his said son, his executors and administrators, subject to an annuity of £100 to be paid to his wife during her life.

It was therefore by said articles agreed that the said Mary Stiles and Jane Vipont should convey the said Jane's moiety of the said estate and effects unto the said William Gerrard, his heirs, executors, administrators and assigns, and that the said Jane should have and be entitled unto one annuity or yearly sum of £200 for the term of her natural life, to commence from the first day of November or the first day of May which should next ensue after the death of the said William Gerrard. And in case the said annuity should not be secured to her satisfaction in three months after the death of the said William Gerrard, it should be lawful for the said Graves Chamney, his executors, administrators or assigns, to enter judgment and issue execution on a bond and warrant in the penalty of £6,000 therein, and thereby levy the sum of £2,000 therein mentioned out of the estate and effects of the said William Gerrard and pay the same unto the said Jane for her sole and separate use which should be in full satisfaction for said annuity, dower or thirds.

And it was thereby further agreed that in case the said Jane should die in the lifetime of her said intended husband leaving issue by him, one of more child or children, and should in the lifetime of such child or children, take to himself a second wife, then the said Graves Chamney, his executors or administrators, might thereupon, by virtue of said bond and warrant, levy and raise out of the estate and effects of the said William, £3,000 for the use of such child or children to be divided between such child or children, if more than one, at the times therein mentioned, with the provisos therein mentioned.

The deed and memorial were duly executed, signed and sealed by the said William Gerrard, the deed witnessed by Christopher Abbott and Christopher Abbott Jr., both of the city of Dublin, gentlemen, and the memorial was witnessed by Christopher Abbott and Francis Elwoods, clerk to the said Christopher Abbott. The memorial was registered on 24 January 1787.3 
Marriage*26 November 1779She married, by license dated 26 November 1779, William Gerrard of Martry, County Meath, son of Thomas Gerrard and Sophia __?__, in Marlborough Street, Dublin.1,4,5 
(Wife) Deathbefore 13 October 1792Jane became a widow when William Gerrard of Liscartan died before 13 October 1792. William was succeeded as Heir at Law at Liscartan by their eldest son Thomas.6 
Administration*22 June 1793Administration was finally granted on 22 June 1793 to his widow Jane Gerrard after a former administration was annulled. His administration had been originally granted to Michael Tisdale on 13 October 1792, and renewed to him on 6 November 1792 for "special purpose" pending suit, identifying Jane Gerrard as William's widow and relict and stating that Ann Patterson otherwise Gerrard was pretending to have an interest.6,7,8 
(Daughter-in-Law) Administration18 December 1793Jane was granted administration of the estate of her father-in-law Thomas Gerrard on 18 December 1793 because Thomas' only son William, Jane's husband, had predeceased his father. The administration documents named his grandchildren, William and Jane's children, Sophia Gerrard, Thomas Gerrard, Mary Anne Gerrard, William Gerrard, Charles Gerrard and Jane Gerrard.9 
Marriage*12 November 1798She married second John Smith of Cherrymount, County Meath on 12 November 1798 at St. Ann's, Dublin. They appear to have planned to marry originally four years earlier in 1794 when they received their first marriage licence and, for reasons not yet determined, didn't marry until 1798.10,11,12,13 
Deed Memorial10 November 1806A memorial deed of appointment dated 10 November 1806 was made between John Smith of Kells in the county of Meath, Esq. and Jane Smith otherwise Gerrard his wife of the first part, and Thomas Gerrard of Liscartan in the county of Meath Esq. of the other part.

Reciting that Thomas Gerrard was guardian to his younger brothers and sisters, Mary Anne Gerrard, William Edward Gerrard, Charles Gerrard and Jane Gerrard;

and also reciting that by indenture of lease bearing date 13 November 1778 made between William Waller Esq. of Allenstown, County Meath of the one part and the children's grandfather, Thomas Gerrard of Martry, County Meath of the other part, both now deceased, the said William Waller for the considerations therein mentioned devised unto the said Thomas Gerrard of Martry all that part of the lands of Balrathboyne, otherwise Boon, then in the occupancy of the said Thomas Gerrard of Martry, containing 181 acres, 2 roods and 8 perches. To hold to the said Thomas Gerrard, his executors, administrators and assigns from the first of November (just past) for the term of 21 years at the yearly rent of £118, 19s, 4p in which said lease was contained a covenant for renewal on the part of the said William Waller, his executors, administrators and assigns to the said Thomas Gerrard, his heirs, administrators and assigns as often as he, the said William Waller should review the same with the Archdeacon of Meath for such further term as the said William Waller, his executors, administrators should obtain a lease of the same and he the said Thomas Gerrard, his executors, administrators or assigns pay one-third part of the fines which should be paid by the said William Waller, his executors or administrators in obtaining such renewal.

And also reciting that Robert Waller, only son of the said William Waller, then deceased, renewed said lease with the Archdeacon of Meath and did in pursuance of the said lease by indenture bearing date 20 February 1797 devise unto the said Jane Smith otherwise Gerrard, who was described in the deed as the "personal representative of the said Thomas Gerrard (of Martry) and of William Gerrard his son", the said and therein before mentioned lands and premises at the said renewed yearly rent and subject to all the clauses and covenants in the original lease mentioned.

It should be noted here that, although Jane Smith otherwise Gerrard was described in the deed as only the personal representative of Thomas Gerrard and his son William, Jane was actually the widow of William Gerrard of Liscartan and daughter-in-law of Thomas Gerrard of Martry and the mother of Thomas Gerrard of Liscartan of the "other part" of this deed.

The deed also recited that Thomas Gerrard of Liscartan on 23 July 1803 arrived at age, and on 25 July 1804 took letters of guardianship to his younger, minor brothers and sisters.

And reciting that Robert Waller, having then lately renewed his lease with the Reverend Thomas Lucy, Archdeacon of Meath, had agreed to execute a renewal of the said lease to the person lawfully entitled to receive it;

and also reciting that in order to indemnify the said Robert Waller from all disputes as to the person legally authorized to receive said rent, it was thought necessary that the said John and Jane Smith should assign all their right and title to a renewal of the lease from Robert Waller to Thomas Gerrard of Liscartan, Jane's son and heir of his father William, to which John and Jane Smith did agree.

And witness that John Smith and Jane Smith for the considerations therein mentioned did assign unto Thomas Gerrard of Liscartan all their interest in or to any renewal of the said lands and premises and the covenants of the deed of 1778 from William Waller, deceased, to Thomas Gerrard of Martry, deceased;

And also witness that the deed was executed by Thomas Gerrard of Liscartan in trust for the sole benefit of his brothers and sisters, Sophia (Gerrard) Webb otherwise Gerrard, Mary Anne Gerrard, William Edward Gerrard, Charles Gerrard and Jane Gerrard, and for no other use, trust or purpose whatsoever.

The deed of assignment was executed by all parties mentioned and duly signed and sealed by John and Jane Smith and witnessed by James Webb of Kells and Jane's sister Anne Vipont of Kells in the county of Meath on 15 November 1806. It was registered a few months later on 8 June 1807.11

He was identified as the son of Mrs. Mary Stiles, Charles's housekeeper in Hampton Court, Middlesex, England. HIs mother and sisters, Anne Vipont and Jane Vipont, were also named as beneficiaries.1 
(Son) Deed Memorial4 April 1778A memorial was made of the last will and testament, bearing date the 25th of August 1777, of Charles Vipont, late of Jamestown, County Dublin, Esq., deceased.

Whereby the said Charles Vipont devised all his real estate and leasehold interest in the counties of Dublin and Cavan, and also all his real estate interest in Church Street and Francis Street in the city of Dublin unto his trustees, the Reverend Bigoe Henzell of the town of Drogheda, Graves Chamney and John Bayly, of the towns of Platin and Shrubs, Esq., respectively, and to the survivors and survivor of them, and to the heirs of such survivor, to the uses after mentioned.

That is to say, to pay to unto Mrs. Mary Stiles, his housekeeper in Hampton Court in the county of Middlesex, £150 yearly, payable half yearly, to commence from his death, and to Rachel (__?__) Watson of Summerhill in the county of Dublin, widow, 20 guineas payable every half year to commence from the time of his death, and to apply a sufficient part of the issues and profits for the maintenance and education of Philip, the son of the said Mary Stiles, till he attains the age of 21 years. And upon his attaining the age of 21 years, and securing the payments of the aforesaid annuities, he directs his said trustees to convey all his said estates to the said Phillip and his heirs forever.

And if the said Phillip should die before he attains the age of 21 years, the said Charles Vipont directs his said trustees to convey the said real and freehold estates unto his kinsman the said Reverend Bigoe Henzell and his heirs forever, on his securing the payment of the aforesaid annuities.

And after devising several pecuniary legacies, he bequeathed all the residue of his real and personal estates unto the said Bigoe Henzell, Mary Stiles and William Faden of London, to be by them equally divided between Anne and Jane, the daughters of the said Mary Stiles, to be paid to them at their respective ages of 21 years or days of marriage which should first happen, and directed that a sufficient part of the interest and produce thereof might be applied for their maintenance and education, and if either said Anne and Jane should happen to die before marriage or age of 21 years, he directed her share _____ dying to be paid to the daughter of the said Bigoe Henzell.

And of his will, appointed said Bigoe Henzell, Mary Stiles and William Faden executors and guardians of the said Philip, Anne and Jane which said will was signed, sealed, published and declared by the said Charles Vipont in the presence of Gregory Byrne and James Archbold of the city of Dublin, merchants, and Matthew St. Leger, clerk to the said Gregory Byrne. The memorial was duly executed by the said Bigoe Henzell in the presence of, and is witnessed by, Christopher Abbott the younger and Clement Moore, both of the city of Dublin, gentlemen. Bigoe Henzell signed and sealed in the presence of Christopher Abbott Jr. and Clement Moore. The memorial was registered in Dublin on 4 April 1778.1 
Deed Memorial*1 January 1787A memorial of an indented deed dated 1 January 1787 was made between Philip Vipont of Jamestown, County Dublin, Esq., of the one part and Rachel (__?__) Watson of Summerhill in the county of Dublin, widow, of the other part.

Which recited that Charles Vipont late of Jamestown aforesaid Esq. deceased, died on or about the 27th of February 1778 having made his last will dated 25 August 1777 whereby, among other things, divided and bequeathed to the said Rachel Watson 20 guineas every half year during her life to commence at the time of his death.

And recited that the said Charles Vipont, among other premises, devised the houses and premises herein after mentioned to certain trustees in trust for said Philip.

And to secure to said Rachel her said annuity, and said trustees in pursuance thereof, did by deeds of lease and release grant and convey other lands and premises, the houses and premises herein after mentioned, unto said Philip Vipont by which said deed, and in pursuance of said will, and also in consideration of 5 shillings to said Luke Vipont paid by said Rachel Watson, did grant and confirm to said Rachel Watson one annuity yearly rent charge or sum of £45,10s to be yearly issuing and to be chargeable upon all that front house or tenement situate on the east side of Francis Street in the county of Dublin, known by the Blackmoor's head formerly possessed by William Harley, deceased, containing in front to said street 15 feet, 7 inches and in depth 24 feet with all appurtenances thereunto belonging, and also all that back room adjoining to the back of the said William Harley's shop, and also formerly possessed by said William Harley by virtue of a lease therein recited. And also all that back house or tenement situate on the east side of Francis Street aforesaid wherein Samuel Cooper, deceased, formerly dwelt, bounded as therein mentioned with all appurtenances thereunto belonging.

To hold the said annuity unto the said Rachel Watson for the term of her natural life payable half yearly on every 27th of February and 27th of August. In which deed is contained a clause of distress and other clauses.

The deed and memorial were perfected and signed by both parties in front of witnesses and the memorial was registered on 20 September 1789.2

(2nd Daughter) Estate Distribution13 April 1789The division of Abiah's deceased father's real estate was not finalized by the probate court until seven years after his death when his heirs requested, for the family's convenience, the legal division of the property. Her mother had remarried, her sisters, Esther and Rachel, had married, and their younger siblings were represented by their guardian, their uncle Samuel Heaton, their mother's brother. The real estate, which consisted of 100 acres of land and a dwelling house, a barn, and a blacksmith shop on his farm, was valued at £222.00 by the appraisers who had been appointed by the probate court. The appraisers also prepared an equitable division of the real estate which was accepted and approved by the deceased Samuel Wadsworth's heirs. The Division of Property document, dated 13 April 1789, mentions his widow, Huldah, as "now the wife of Thomas Butterfield", and describes her share as her Dower or Thirds. The balance of his estate was divided between Samuel and Huldah's six children, and named their five daughters, Esther Dwinel, Abiah Wadsworth, Rachel Carter, Huldah Wadsworth, and Thankful Wadsworth, and their youngest child and only surviving son, Samuel Wadsworth. Confirming their approvals of the divisions with their signatures were the widow Huldah's brother, Samuel Heaton, as guardian for the Wadsworth minor children, the husband of the eldest daughter, Jonathan Dwinel, the third daughter, Rachel, who had married Jonas Carter the previous November, the second daughter, Abiah Wadsworth, the widow, Huldah Butterfield, and her second husband, Thomas Butterfield.4
